Client Profile

Mr. and Mrs. Payne would like a functional space plan for a new home. The Payne’s are an active couple in their early fifties. Both of their children are grown and are now on their own.  The Payne’s are planning for their future and have decided to downsize from their large family home to something that will be more manageable.  The couple is interested in Aging-In-Place and would like to remain in the home as long as possible.  They want to ensure that areas such as the kitchen and master bath will not have to be retro-fitted in the event that they may need a walker or wheelchair. 

Marsha Payne is active in her community and chairs a number of events.  She loves to take photos and often acts as the Historian for the committees she serves on.  Marsha has requested that the home support a workspace for her photography and to work on her events.  Marty Payne is an active gardener and while he has left most of the new home planning up to Marsha, he insists that the home incorporate plenty of windows to increase day lighting and to provide views to the gardens he hopes to install.   Marty and Marsha have two grown daughters and a total of three grandchildren. 

Program Requirements

Based on budget and lot size, the Payne’s are requesting a single story home that must be no less than 2,100 sq. ft. and no more than 2,600 sq. ft. The residence should be fully accessible and contain the following:

  • Functional living room

  • Universal kitchen

  • Dining room seat 6 to 8 persons

  • Office storage and desk surface, layout space

  • 2 guest bedrooms, at least 1 guest bath

  • Primary bedroom accommodate a King size bed and meet 5’ turning radius on one side

  • Fully accessible primary bath, with double vanity

Universal Planning:

The barrier free residence includes 5’ turning radius in all living areas, and most bedrooms including the closets. Residence has been prepared for the future need of grab bars in the curb less showers and a double vanity with knee clearance. The kitchen includes a 9'“ toe kick clearance, with a motorized adjustable sink, dishwashers drawers, and a large waterfall island with a 36” height section, for pull up eating area.

A wrap around porch that offers views of the garden but also is wheelchair accessible. Motorized glass panel doors that lead to the pool and garden.

  • Primary suite with 5’ turning radius on both sides of the bed

  • 5’ turning radius for the primary walk in closet

  • Primary walk in closet includes a dressing table with knee clearance

  • 3’ doors, motorized glass panel doors that lead to the garden from the primary suite and the living room
